hungary Real Estate Investment Fund GIP

On October 29, 2024, the Hungarian government took a significant step forward by approving its first real estate investment fund, the SPRINT Hungary Real Estate Development and Investment Fund, under the Guest Investor Program (GIP). This is a critical milestone in the program, which had previously lacked approved investment options since its launch in July.

A New Era in Hungary’s Real Estate Investment Program:

Hungary’s Guest Investor Program was introduced with the aim of attracting foreign investments, but it faced initial hurdles due to the lack of authorized real estate investment options. Fund managers wishing to participate in this program must adhere to strict guidelines and security protocols, ensuring that only credible market operators qualify. The Constitution Protection Office conducts national security screenings to verify that each fund manager meets Hungary’s rigorous standards.

Requirements for Real Estate Investment Fund Managers:

In addition to national security screenings, fund managers in Hungary must meet several financial benchmarks to qualify for the GIP.

  • Alternative Investment Fund Managers: They are required to manage assets of at least €100 million, or €500 million if the fund is free of leverage. Additionally, a minimum investment period of five years is mandatory.
  • Non-Alternative Investment Fund Managers: These managers must manage real estate investment portfolios with assets exceeding €600 million.

These requirements reflect Hungary’s commitment to ensuring the GIP maintains high standards, offering only trusted and robust real estate investment opportunities.

Real Estate Investment Opportunities in Hungaria:

Now that the SPRINT fund is approved, investors holding a six-month visa can move forward with their €250,000 real estate investment in Hungary. Mo Shaban, Sales Director at Helpers Hungary, shared insights into the visa and investment process, noting, “The visa application process has been active since July, but investors were waiting for actual investment vehicles to become available.” This new approval means qualified investors can now proceed with their investments and enjoy the benefits of Hungarian residency.

Three Investment Channels in Hungary’s Guest Investor Program:

The GIP offers three main investment channels, each tailored to different levels of capital commitment:

  • 1. Real Estate Investment Fund: A minimum investment of €250,000 in government-approved real estate funds provides residency for investors and their families.
  • 2. Residential Property: Investors can qualify with a direct residential property investment of €500,000.
  • 3. Educational Donations: A €1 million donation to higher education institutions supporting public interests is also accepted under the GIP.

These options allow investors to choose an investment path that aligns with their financial goals and interests while securing Hungarian residency for themselves and their families.

Residency Benefits and Application Process for Real Estate Investors:

Investors who complete their real estate investment in Hungary receive a ten-year residence permit, covering their spouse and children. This expedited process means residency permits may be issued “within weeks” after the investment is completed, according to Shaban. Approved investors must enter Hungary within their visa validity period and finalize their investment within three months of entry, streamlining their transition to Hungarian residency.

Future Prospects for Real Estate Investment Funds in Hungary:

In addition to the SPRINT fund, four other real estate investment funds are currently in the licensing process. Although no specific timeline has been announced for these additional approvals, the applications are “in the pipeline” and likely to be processed in early 2025. Shaban anticipates that these funds will expand the investment opportunities available to foreign investors, reinforcing Hungary’s commitment to growth in the real estate investment sector.

Hungary’s Real Estate Investment Landscape Continues to Evolve:

The launch of the Guest Investor Program, combined with the approval of the first real estate investment fund, marks a new chapter for international investors interested in Hungary. The introduction of multiple investment channels and the promise of additional funds highlight the country’s ongoing efforts to attract and facilitate foreign investments in real estate. With Hungary’s residency opportunities and high-potential real estate market, the GIP is set to become a favored choice for investors worldwide.
